House Rules to know
Not too many rules, just the usual for your safety and well being, as well as our sanity.
As your host, we aim to make your stay as comfortable as it can possibly be! Our mission is to help our guests create beautiful, awesome memories in our cozy home & to have unique experiences while visiting Rhode Island. For us to do so, we would truly appreciate it if you can follow these house rules and confirm that is has been reviewed WITHIN 48 HOURS OF YOUR BOOKING. This is to ensure that if there is any reason the House Rules cannot be followed, you, our guest, will have the option of cancelling the booking penalty free. Thank you in advance and truly appreciate your cooperation!

- The apartment you are booking is for four persons. It will be very clean upon your arrival, and we ask that you leave it neat and free of rubbish on your departure; if a greater cleaning service is required, then an extra fee will be charged. Please do not have more than 4 people without making that request when you book.
- No shoes within the house.
- Keep noise to a minimum after 10pm.
- PLEASE WASH YOUR DISHES after use. If dishes are not washed, extra cleaning fees may be applied. There is a dishwasher & tablets are available in the cabinet under the sink--if you have time to put the dishes away that’s awesome! But at the very least please set the dishwasher to run when you leave.
- A Laundry bin is provided in the bathroom linen closet, please put towels in the bin before you leave. You don’t need to strip the beds, everything will be removed upon cleaning.
- PARKING: parking for two cars is available in the driveway upon request (our driveway is the one to the left of the house if you're facing the house). Our driveway is suitable for just about any size vehicle (except RV’s). You may park two cars tandem if you have more than one car but please discuss this with us beforehand. On street parking is prohibited throughout Providence from 2am-6am and the authorities happily dole out tickets.
- Please acknowledge that we may leave consumables such as condiments or snacks left behind by previous guests if they are not empty and suitable for use (ex. Spices, flour/sugar, coffee, etc). We try our very best to ensure that it is not expired or stale. HOWEVER, ultimately, it is up to the guests' discretion and inspection to consume these items if they wish. The host does not take any responsibility for the consumables.
- Please do not rearrange our furniture--if you have concerns about the layout or other needs we’ll be available to chat & we’re certain we can find solutions to make sure your stay is great!
- We do not have central AC but each room has a ceiling fan. In the summer we will have window AC units in the two bedrooms (typically June through September).
- The bathroom features a clawfoot tub with a shower which is original to the house. It's old--as in late 1800's old. And honestly it needs to be resurfaced & we plan to get to that as soon as we can. So in the meantime just know that we scrub & disinfect it after each guest & do our best to be meticulous neat-freaks but it's an old tub with some scratches & wear & tear. If you anticipate needing extra support in the tub there's a nifty support in the closet in the "cactus room" & we can install it for you. It's basically a pole that we put up.
- We do not have a TV in this apartment. A WIFI password will be shared with you upon arrival. If this is a deal breaker for you let's discuss.
- Sorry! No pets: we have two Siberian Husky’s, Siku & Gypsy. You may hear them from time to time running around but they are quiet & very friendly. The backyard is their domain so we ask that you do not use the backyard. Our dogs are never allowed in the apartment that you'll be staying in.
- No Smoking: to maintain a fresh and healthy environment, this is a strict non-smoking premise. The openness of elevated houses causes cigarette smoke to drift so please be considerate in the summer months when our second floor windows are open--we'd prefer that you do not smoke in front of the house as the smoke drifts into our open windows. Do not throw your cigarette butts on the ground. Ever.
- If guests are found to have had a party without host permission which results in extra cleaning, guests will be responsible for extra cleaning charges and in the unfortunate event of the disruptions alerting neighbors, GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY. This would really be a drag so please don't put us in this position.
- If guests are suspected of carrying and/or using illegal drugs of any kind, the authorities will be engaged, and GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY. This would also be a drag. Just be cool.
- Please let us know immediately if something is malfunctioning so it can be rectified. However, all damages or missing items will need to be paid for by you before departure.
- Lastly, because this is an Airbnb community and not a hotel, and is also our home, please be respectful of the property and keep it clean before you leave.

Closest--it’s located next to the gas station that’s on Broadway & Vinton. Great crepes & tea as well as coffee. Free wifi. Left out the front door, right onto Vinton, right onto Broaday & next to the gas station on the right side of the street.
Seven Stars 342 Broadway Pvd
In addition to coffee & tea, Seven Stars also has great pastries & bread. Open early. Left out the front door, right onto Vinton, Left onto Broadway and on the left side of the street one block.
Nitro Cart 228 Broadway Pvd
Located in the same spot as Dash Bicycle. Really delicious Empanadas as well as coffee. This is Tyler-James' favorite coffee.
Sin Bakery 1413 Westminster St Pvd
Great spot for working with free wifi. This one is the furthest away of the five.

Julian’s 318 Broadway Pvd
A brunch favorite, we think you’re better off going to Julian’s during the week for breakfast or lunch. Great bar, lots of craft beer options, as well as vegan & gluten free options. This is the closest option. Left out the front door, right onto Vinton St, Julian’s is on the corner of Broadway & Vinton St.
The Grange 166 Broadway Pvd
Strictly vegetarian menu. Lots of vegan & GF options. Really great spot for brunch and dinner as well. Occasionally they feature local music. Really nice cocktail menu.

Julian’s & The Grange are open for breakfast, lunch, & dinner (note that Julian’s may have an hour or two where they’re not open or serving a full menu so check their website or call).
Nick’s on Broadway 500 Broadway Pvd
While Nick’s is a really popular place for brunch, we prefer dining there for dinner. The brunch is amazing but it’s super popular & so the wait is long….Amazing food regardless of when you go.
Broadway Bistro 205 Broadway Pvd
One of our favorites! You can’t go wrong.
Bucktown 471 W Fountain St Pvd
Open for lunch & maybe the occasional breakfast sandwich. We love the fish sandwich, the spicy chicken sandwich, waffle fries, and bucket o’ fried chicken! They also serve beer & wine & often have local oysters. Super casual.
Bayberry Brew Hall 381 W Fountain St Pvd
Tons of craft beer options & really good food!
Slo Rhode: this is located on West Fountain Street in a strip that also has a Fish Market, Noodle shop, Brewery (maybe two now?) & other stuff that keeps changing. Definitely good food & beverages to be found along here & super close to our house.
Loie Fuller’s 1455 Westminster St Pvd
Maybe take an Uber unless the weather is nice as it’s a slight hike comparatively. But this cozy spot flies under the radar and you might miss it if you’re checking out a list of Pvd spots. They also host brunch (Sunday only last we checked). Monday night mussels are always a hit ($8!!).
Great Northern BBQ: yum. Not your typical BBQ joint that you'd find down South but holy cow the smoked chicken or whatever the grillmaster has come up with is definitely amazing.
Grocery Store within Walking Distance: Urban Greens Food Co-Op (open to members & non-members, it's basically a regular grocery store but smaller). We're super excited that this has opened & is now available to our neighborhood. They feature all the amenities you would need plus a lot of locally sourced products. The prices are good! Couple blocks away, totally walkable.

Mexican: El Rancho Grande 311 Plainfield St Pvd
Located in the Olneyville neighborhood of Pvd, this is real-deal Mexican food that’s simply amazing. Small place, gets packed, worth the wait.
Italian: Al Forno 577 S Water St Pvd
This is a Providence staple that has been around for decades. It makes all the top restaurant lists because it is timeless, classic, and awesome. You must try the grilled pizza but the home made pasta is superb.
Peruvian/Bolivian: Los Andes 903 Chalkstone Av Pvd
This place is incredible! The seafood is very fresh (you Must try the Civiche!) and is an awesome dining experience. This is a bit off the normally beaten path by tourists but they have valet parking or it’s a quick Uber. Reservations are recommended--this place is big & always packed. Our favorite dish is Pollo a Los Andes with Cheesy Rice instead of fries--we share it. Trust us on this one!
Thai: Thailand Modern Eatery 292 Atwells Av Pvd
Maybe not the absolute best you’ve ever had but pretty good & close!
Vietnamese/Cambodian/Thai: Apsara Palace 783 Hope St Pvd

Brought to us by the same folks as Julian’s, Pizza J has great pizza, subs, and salads plus a great bar menu. My kids perfer Pizza J.

Pizzaria Gusto 259 Broadway Pvd (closest)
Simple, classic, greasy pizza that’s quick & easy. They also deliver to our house so--bonus! We also really like their Italian Subs.
Brunch
Nick’s on Broadway & Julian’s are the two most popular brunch spots in Providence & they just happen to be steps from our door. That said, the wait is often very long unless you beat the hipsters at their own game & get up early. We’re not that keen on waiting in line for eggs so we have other spots to recommend but if you're here for a Providence experience those are the two key spots.
Waterman Grille 4 Richmond Square Pvd
This is our favorite brunch spot & we’ll ask that you avoid rating it on Yelp as it seems to continue to fly under the radar & we’d like it to stay that way! An added bonus is that it’s the only location on the water so we recommend sitting on the deck (it’s covered & heated). $5 mimosas & $5 bloody mary’s are the cherry on top. Really great food as well--this place really does have it all. Plenty of parking available.
Other Culinary Delights in Providence:
Atwell’s Avenue is the heart of what’s known as Federal Hill. Atwells runs parallel to Broadway (which runs parallel to Westminster St). You can walk to Atwells Av easily from our home: cross Broadway & keep walking about 2-3 blocks & you’ll run into Atwells. We prefer daytime travels to Atwells & love the markets! Tony’s Colonial has the best Chicken Parm Sandwich we’ve ever had! Venda Ravioli is the best market with tons of fresh pasta & prepared food options--this is especially great if you want to stay in & cook. In the summer there’s always a live band at Davol Square. Roam up and down the street, you’ll find a lot to see, do, & eat! Massimo is great for Italian cuisine.
Downtown Pvd Favorites:
Gracie’s, Birch, Rosalina’s, Kleo’s, Oberlin, North, The Dorrance, Figidini, Ken’s Ramen
East Side of Pvd Favorites:
Chez Pascal, The East End, Fellini Pizzaria, Bacaro, Tallulah’s Taqueria (seriously the best tacos), WaraWara, Waterman Grille, Three Sisters (ice cream!), India Restaurant, The Garden Grille (vegan).
Culinary Adventures beyond Providence:
The Square Peg 51 Miller St Warren, RI
The Square Peg is a great bar & restaurant located in Warren that has the best fish tacos around! The 20 minute drive is worth it! Plus Warren is a cute seaside town that’s “up & coming.” Main St has a few antique & vintage shops. If you’re headed to Bristol or Newport you may want to add Warren to your list as it’s on the way.
Matunuck Oyster Bar 629 Succotash Rd Wakefield, RI
Worth the drive! Beautiful spot on the water.
Iggy’s Doughboys, Clam cakes & Chowder House, 889 Oakland Beach Ave, Warwick, RI 02889
Oakland Beach Warwick is not the fanciest spot in Rhode Island, but Iggy’s has been around for decades & has recently renovated & added to their locations & we’re impressed with their turnaround--it’s great & much needed investment into the area. RI is known for its clamcakes & this is a great spot to try them. Great spot for Lobster Rolls in the summer!
Coast Guard House 40 Ocean Rd Narragansett, RI
Awesome spot right on the ocean for lunch or dinner. The outside bar is fantastic! Take a walk on Narragansett Beach afterwards--really beautiful!
Ocean House 1 Bluff Av Westerly, RI
This is the southern-most coastal town of RI. But if you’re interested in driving around and want to be fancy for the afternoon this is the spot for you. Ocean House is a gorgeous hotel ($$$$$$) on the water in the village of Watch Hill (Taylor Swift’s RI residence is next door to Ocean House). You can have lunch outside on the Terrace at Ocean Hill--we really like the Lobster Roll along with a glass of Prosecco. The view is worth every penny. The beach is unfortunately for guests of the hotel unless you’re sneaky. Anyone can valet park which is necessary during the summer months. The jazz brunch on Sunday’s is supposedly amazing and worth the price ($62) but we haven’t made it there for that yet--reservations required.

This house was built in the late 1800’s but was completely gutted in 2003-ish. This neighborhood was at its early stages of revitalization and this home was part of an effort to help first time buyers move that process along. We bought this home five years ago from the family that renovated the house. When they purchased it the house was covered in vinyl siding and boarded up. Since moving in, we’ve made a few renovations upstairs and just this year (Fall of 2018) renovated the first floor apartment with a new kitchen, refinished hardwood floors, new hardwood flooring in the back bedrooms, and fresh paint throughout. We put a lot of love into the first floor and we hope that you love it! We suspect it will be an ever evolving space as we add to the artwork and discover the needs of guests so please let us know if you have any suggestions.
Our Neighborhood:
We love our location! Just about everything we need or want is within walking distance--a new grocery store/food coop will be opening in 2019 which is really the only thing that we’ve been lacking. Is this a safe neighborhood: Yes! But common sense is needed. This is a City and there are always folks that make bad decisions. Don’t leave any windows open when you go out and don’t leave anything in your car. We’ve never had a break nor have we had windows smashed in our driveway but there’s a first time for everything. You can walk to many destinations from our home & feel safe whether it’s daytime or night time. There are great restaurants on Atwell’s Av, Broadway, West Fountain Street, & Westminster Street--all five to fifteen minutes on foot. Enjoy!

Since moving in, we’ve made a few renovations upstairs and just this year (Fall of 2018) renovated the first floor apartment with a new kitchen, refinished hardwood floors, new hardwood flooring in the back bedrooms, and fresh paint throughout. We put a lot of love into the first floor and we hope that you love it! We suspect it will be an ever evolving space as we add to the artwork and discover the needs of guests so please let us know if you have any suggestions.
Our Neighborhood:
We love our location! Just about everything we need or want is within walking distance--a new grocery store/food coop will be opening in 2019 which is really the only thing that we’ve been lacking. Is this a safe neighborhood: Yes! But common sense is needed. This is a City and there are always folks that make bad decisions. Don’t leave any windows open when you go out and don’t leave anything in your car. We’ve never had a break nor have we had windows smashed in our driveway but there’s a first time for everything. You can walk to many destinations from our home & feel safe whether it’s daytime or night time. There are great restaurants on Atwell’s Av, Broadway, West Fountain Street, & Westminster Street--all five to fifteen minutes on foot. Enjoy!
